PRE-APPROVAL

The first step to buy your home is to get "pre-approved" from our mortgage professional, John Stearns.  When you apply, you will need copies of a recent pay stub, your last two years W2's from your taxes, and a current bank statement.  John will use these income documents along with your credit report to determine your maximum purchase price.

Once we find your home, we prepare an "offer to purchase" for you.  We provide you with a Comparative Market Analysis (CMA).  This report shows actual sales in the area within the past six months along with a full report of properties currently for sale.  This is the best indication of a property's value and what you should offer.  Next, we provide expert advice and negotiate all remaining terms and conditions for your benefit and protection.  In the end, YOU win!

CLOSING COSTS

There are "closing costs" when you buy a property.  They include the cost for an appraisal and other fees associated with your loan. In many cases, we are able to successfully negotiate for the seller to pay for all of your closing costs!

INSPECTION

Your home inspection may be the most important step in the home buying process.  This inspection is a protection we negotiate for you.  After your offer is accepted, it is best to hire a certified home inspector to inspect the property.  They will provide you with a detailed report addressing everything from the basement and foundation to the electrical, plumbing, furnace, and water heater.  After your inspection, you WILL be an expert of your new home!

CLOSING

Once you are final approved to buy your home you will meet at your bank or title company to "close" on the property.  You will sign the paper work for your loan, along with the legal documents that transfer the deed of the property to you!  At the closing you will need to bring a cashiers check for any down payment or closing costs you are responsible for, and you will leave the closing with the keys to a new future!
